Calimesa Golden Triangle boundary changes (LAFCO 2026-06-5 and 2026-07-5)
Calimesa wants to annex about 313 acres in Cherry Valley, but Beaumont and its water district say the land south of Cherry Valley Boulevard should go to Beaumont instead. Both sides showed up early to make their case before the items return next spring.
First-Time Homebuyer and Farmworker Down-Payment Assistance
A countywide zoning text amendment would let Polanco Parks and larger ag employee housing be approved ministerially, cutting red tape for affordable farmworker housing. A Thermal Polanco owner with a waiting list urged adoption.
Lakeview/Nuevo two-lot land split
A 2.5-acre residential property in Lakeview/Nuevo can now be divided into two 1.25-acre lots, keeping the existing house and second unit on the new parcels. It's a routine rural subdivision consistent with the area's low-density zoning.
Truck parking facility near March Air Reserve Base
A 304,572-square-foot warehouse plus restaurant and retail buildings on 16 acres at Perris Boulevard and Ramona Expressway sits in accident potential zones near the March runway. The Air Force reviewed it and agreed it meets safety intensity limits, clearing the way for the project to move ahead at the city level.
6th Cycle Housing Element implementation
The county's annual housing progress report drew criticism that it's unclear what has actually been completed; planning staff promised a new public website tracking housing sites and programs within weeks.
Meadowbrook Marketplace commercial center
A new grocery-anchored shopping center is coming to Highway 74 in Meadowbrook, an area residents say is severely underserved — the nearest similar shopping is miles away toward Lake Elsinore or Perris. The project also brings jobs, a 24-hour fueling station, and pairs with a separate multifamily housing project across the street.
Pro-housing designation pursuit
Riverside County is applying for the state's Prohousing Designation, worth extra points and priority in state housing grants. It requires trade-offs — streamlined approvals, fewer hearings, flexible parking — that commissioners flagged as things residents will notice.
Proposed concrete batch plant in eastern Coachella Valley
A 20-acre concrete batch plant and manufacturing facility is proposed near 54th Avenue between Harrison Street and Shady Lane. The hearing was delayed to May 18, so neighbors have another month to weigh in before any decision.
Youth Advisory Council community service
All five district councils reported hundreds of volunteer hours and initiatives ranging from park cleanups and clothing drives to mental health resources and college-readiness webinars. Their goals will roll into an annual report to the Board of Supervisors in June 2026.
Affordable housing on former redevelopment land in Riverside
A vacant 1.86-acre successor agency parcel on University Avenue will be sold to Grapevine Development for 64 new homes, 10 of them affordable. It's part of a joint project with housing authority land next door.
SR-79 Realignment renamed San Jacinto Valley Expressway
The committee declined to immediately rename the future 12-mile county expressway the "San Jacinto Valley Expressway," sending the choice back out for one more round of public input after concerns that only 12% of respondents backed the name.
Affordable and veteran housing in Jurupa Valley
The Housing Authority is selling surplus land to developers who will build 137 affordable units, including 28 for homeless veterans, with construction targeted for summer 2027.
Children's recreational activity center in Temescal Canyon area
Two brothers who have run a Corona gymnastics business for 20 years lost their leased space and will build their own 3,584-square-foot facility for kids ages 3-7 on Magnolia Avenue. Classes will be capped at five students per hour-long session.
Two-lot rural subdivision near Via Vaquero Road
A 10.3-acre parcel with an existing home and olive grove will be split into two 5-acre residential lots, reviving a subdivision originally approved years ago under a map that expired.
Truck tire repair shop near Blythe

Olivet University continued operation in Anza Valley
The university's 853-acre campus can keep operating after its old permit's expiration date, with no expansion — 30 residents wrote in support and none in opposition.
Desert Hills Premium Outlets expansion
Simon Premium Outlets wants to add nearly 48,000 square feet of retail, connect the east and west wings, and add 283 parking spaces at the Cabazon mall. The Morongo Band of Mission Indians just learned of the project and asked for time; the hearing continues July 22.
Highway 74 commercial center and alcohol license
A previously approved Lake Elsinore-area gas station and convenience store got the green light to sell beer, wine and spirits off-site after rezoning from Manufacturing-Service Commercial to Scenic Highway Commercial. No public opposition was filed.
French Valley commercial-to-residential conversion (Meritage Homes)
Residents of Flowering Plum Court turned out with a 201-signature petition against 95 condominiums behind their single-story homes, citing traffic, privacy, and safety. The ALUC noted density isn't restricted in Zones D and E — their real fight is with county planning.
Palm Springs airport-area parking facility
The self-storage building near Palm Springs Airport still needs an FAA letter confirming it's no hazard to air navigation — the ALUC won't release its approval until then.
Winchester Hills subdivision growth
A 120-home subdivision moves forward in the Winchester Hills specific plan area, which has been developing since 1997. Commissioners noted developer fees are helping fund a county sports park, and raised questions about housing element credit and infrastructure timing.
Sancerra Whitewood annexation extension
The developer of the Sancerra Whitewood project got a one-year extension to complete water and sewer annexations after fire-hazard-zone insurance costs forced a switch from condos to townhomes.
Hemet Mobility Hub
RTA and the City of Hemet are partnering on a new mobility hub downtown, backed by $7 million in state affordable housing grant money. RTA will design, build, and operate it; Hemet provides the land free with a 40-year license and will form a funding district within five years to cover half the maintenance costs.
Meadowbrook two-lot land division
A 2.45-acre property north of 10th Street could be split into two residential lots of roughly 1.25 and 1.20 acres, matching the surrounding very low density residential neighborhood.
Lake Mathews/Woodcrest four-lot subdivision
A 7.14-acre property near Avenue D and Birch Street was slated to become four lots, but the hearing was continued because the applicant hasn't accepted the county's road-related conditions.
New community facilities districts for Temescal Valley and Lake Mathews housing
A 36.5-acre property zoned for 10-acre ranchettes will become 73 single-family homes on roughly 13,000-square-foot lots, with open space, a park, and an affordable-housing fee. No one spoke against it.
West Campus Upper Plateau industrial development opposition
A Riverside resident renewed community opposition to industrial development at the former March Air Force Base weapons bunkers site, citing unpermitted demolition and years of packed opposition meetings.
MSHCP Compliance Review Contract
Staff walked the board through how the 500,000-acre reserve is designed — cores, linkages, and species needs — in a puzzle assembled parcel by parcel over up to 40 years. Directors raised whether 25-year-old criteria cells should be updated given better mapping technology.
Verizon wireless facility disguised as water tower in Romoland
